Bay Villas is Nakheel's gated townhouse and villa community on Island B of Dubai Islands, the five-island waterfront masterplan off the Deira coastline. It is one of the few low-density landed communities on the islands, offering three and four-bedroom townhouses alongside villas that run up to six bedrooms, many with direct waterfront or beachfront positions.

Nakheel's stated approach favours low-density neighbourhoods with generous open space rather than dense high-rise blocks, which is a departure from how much of Dubai's waterfront has been built.
For buyers, the appeal comes down to three things: beachfront living with genuine swimmable beaches, proximity to Dubai International Airport and the established services of Deira, and the fact that a single master developer is delivering the entire environment. The trade-off is timing. Much of the masterplan, including the majority of hotels, retail and leisure components, will roll out over the coming years, so early residents will live alongside ongoing construction before the destination is complete.
