Palace Residences Al Mamsha is the first Palace-branded residential project in Sharjah, developed by Alef Group together with Emaar Hospitality Group, the operator behind the Palace, Address, Vida and Armani Hotel brands. It's an AED 500 million development of two interlocking towers inside Al Mamsha, the community Alef markets as Sharjah's first fully walkable neighbourhood.

The two towers are designed to interlock rather than stand as separate blocks, joined by a shared podium that holds most of the amenities. The facades use powder-coated metal, and the interiors focus on natural light and a clean, minimal look, with courtyard-inspired outdoor spaces at ground and podium level.
It's a more restrained take on luxury than you might expect from the Palace name. The brand's Dubai properties lean on Arabic-inspired grandeur, while this project leans on light, space and practicality, which suits a walkable community setting better.
Investment Perspective
Branded residences usually command a price and rental premium over unbranded apartments in the same area, and Palace Residences is one of very few projects to bring a major Dubai hospitality brand into Sharjah. That gives it a clear point of difference in Muwaileh and University City, where most competing supply is unbranded.
Tenant base: Being next to University City and close to Sharjah International Airport supports steady demand from academic staff, airport and aviation professionals, and families working in Sharjah or Dubai.

About Al Mamsha
Al Mamsha is a large mixed-use community in the Muwaileh area of Sharjah, developed by Alef Group and promoted as the emirate's first fully walkable neighbourhood. It covers about 3 million sq ft and is organised around pedestrian walkways, sidewalks and landscaped parks, with more than 7,000 parking spaces placed in basements and podiums to keep cars off the main streets.
