Radisson Residences is the first standalone Radisson-branded residential project anywhere in the world, built by Royal Development Holding in partnership with Radisson Hotel Group on the mangrove-lined waterfront of Al Reem Island. Until now, Radisson residences have always sat alongside a hotel. This one doesn't. It's a residential project in its own right, with the hospitality side showing up in the services, the amenities and the brand standards rather than a hotel lobby downstairs.
The project is made up of three towers connected by a shared waterfront podium, with homes ranging from compact studios to four-bedroom townhouses. Phase 1 sold out within 24 hours of its public launch, according to the developer, and preparations for the next phase are already underway. With an entry price around AED 800,000, it's one of the more accessible ways into a branded residence in Abu Dhabi, which goes a long way toward explaining that demand.

Location and Connectivity
Al Reem Island sits just off Abu Dhabi's main island, linked by several bridges to the city centre and to the main highway network. It has grown into one of the capital's busiest residential districts, popular with professionals because it's close to the downtown business areas without the congestion of living in the middle of them. Radisson Residences sits on the mangrove side of the island, so the outlook is water and greenery rather than neighbouring towers.
Destination | Approximate drive time |
|---|---|
Restaurants and daily retail | About 2 to 5 minutes |
Reem Central Park and Sorbonne University Abu Dhabi | A short drive on the island |
Hospitals | About 6 to 15 minutes |
Downtown Abu Dhabi | About 20 minutes |
Louvre Abu Dhabi and Saadiyat Cultural District | About 20 to 30 minutes |
Zayed International Airport | About 20 to 25 minutes |
Dubai | About 90 minutes |
All drive times are approximate and depend on traffic and route. The Saadiyat Cultural District link is worth noting: the Louvre Abu Dhabi is already open, and the Guggenheim Abu Dhabi is scheduled to open on 11 December 2026, which puts two major museums within a reasonable drive of the island.
Property Types, Layouts and Sizes
The unit mix is broad by branded-residence standards. Studios and one-bedroom apartments suit investors and single professionals, while the larger apartments and townhouses are pitched at families who want more space and a ground-level or podium-level home with its own entrance. Sizes vary between towers and floors, so the ranges below are a guide rather than a fixed schedule.
Unit type | Approximate size | Starting price |
|---|---|---|
Studio | 444 to 592 sq ft | From around AED 800,000 |
1-bedroom apartment | 803 to 1,265 sq ft | From around AED 1.4 million |
2-bedroom apartment | 1,184 to 1,706 sq ft | From around AED 2 million |
3-bedroom apartment | Around 3,050 to 3,100 sq ft | On request |
2-bedroom townhouse | Around 1,883 to 2,244 sq ft | From around AED 2.6 million |
3 and 4-bedroom townhouses | Up to around 4,950 sq ft | On request |
Every residence comes with a balcony or terrace facing the mangroves or the waterway, which is one of the design points the developer leans on hardest.
Payment Plan and Purchase Details
The plan is a straightforward 40/60 split: 40% is paid before completion and the remaining 60% is due at handover. For buyers, that keeps the cash committed during construction relatively light and pushes the larger payment to the point where the home is actually delivered.
Payment stage | Percentage |
|---|---|
On booking | 10% |
During construction | 30% |
On handover (Q4 2027) | 60% |
A heavy handover payment is common on Abu Dhabi projects, but it's worth planning for. Buyers who intend to use a mortgage for that final 60% should get pre-approval well before completion, since that's the stage where most of the money changes hands. With Phase 1 already sold out, pricing and payment terms for later phases may differ, so confirm the current offer before reserving.
Amenities and Lifestyle
Because this is a Radisson project, the amenities are only half the story. Residents also get hospitality-style services and access to the Radisson Rewards programme, which has more than 25 million members worldwide. Here's what's planned on site.
Leisure and wellness
Resort-style pools and a sunlit pool deck with water views
Fully equipped fitness centre and yoga studio
Padel and tennis courts
Rooftop and recreational lounges
Cinema room
Outdoor and community
Shared waterfront podium connecting all three towers
Landscaped courtyards, waterfront pathways and nature trails
Mangrove paddling access
Children's play areas and pet-friendly zones
Barbecue areas and community event spaces
Services and retail
24/7 concierge and security
Boutique retail and waterfront dining
Radisson Rewards programme benefits for residents
Design and Waterfront Setting
The three towers share a single podium, which works as the social centre of the development: pools, lounges, dining and landscaped space all sit at this level, with the residential floors above. It's a practical layout, since residents in any tower reach the same facilities without leaving the complex.
The architecture takes its cues from the mangroves rather than competing with them. Royal Development Holding's CEO, Tariq Nazzal, described it as a mangrove-front project built around design, wellbeing and community, and that shows in the emphasis on balconies, greenery and water access over height and glass.
Investment Perspective
Branded residences tend to sell and rent at a premium over comparable unbranded homes, because buyers and tenants read the brand as a signal of consistent quality and management. What makes this project unusual is the price point. Most branded residences in Abu Dhabi start in the millions; here, studios start around AED 800,000, which widens the pool of both buyers and future tenants.
A few things worth weighing:
Demand signal: Phase 1 selling out within 24 hours of launch is a strong indicator of appetite, though it also means the earliest pricing is gone.
Tenant market: Al Reem Island already has a large base of professionals and families renting close to downtown Abu Dhabi, which supports long-term rental demand for smaller units.
Golden Visa: The UAE's 10-year property investor Golden Visa requires property worth at least AED 2 million. Two-bedroom apartments and townhouses reach that level; studios and one-bedroom units don't on their own.
Handover exposure: With 60% due at completion, buyers carry most of the financial commitment at the end of the build rather than spreading it evenly.
This is general market context, not financial advice.
About Royal Development Holding
Royal Development Holding is the real estate arm of Emirates Stallions Group, which is listed on the Abu Dhabi Securities Exchange and is part of International Holding Company, one of the largest investment groups in the region. The holding was set up in 2025 to bring the group's development businesses under one roof, including Royal Development Company, Royal Architects Project Management, Abu Dhabi Land and several hospitality management companies.
The track record behind it is older than the holding itself. Royal Development Company was founded in Abu Dhabi in 2010 and has been involved in more than 60 projects across 15 countries, spanning residential, hospitality and mixed-use. Its portfolio includes Reem Hills in Abu Dhabi, Mallside Residence Curio Collection by Hilton, Waldorf Astoria Platte and Albizya Bay Canopy by Hilton in the Seychelles, Conrad Arzana Resort in Morocco and Viceroy Kopaonik in Serbia. According to the group, it has recorded around AED 10.2 billion in sales.
That hospitality background is the reason the Radisson partnership makes sense. The company has spent years developing projects alongside international hotel brands, and it has continued to sign branded partnerships on Al Reem Island, including an agreement with Rotana for premium residential towers. For buyers, the combination of a listed parent group, a long hospitality portfolio and a global operator on board adds a layer of confidence that newer independent developers can't offer.
About Al Reem Island
Al Reem Island is a large, mostly high-rise residential and commercial district just northeast of Abu Dhabi's main island. Over the past fifteen years it has turned from a construction zone into one of the capital's most populated neighbourhoods, with residential towers, offices, schools, hospitals and major retail all within the island itself.
Daily life is well served. The Galleria Al Maryah Island and Reem Mall are close by for shopping, Sorbonne University Abu Dhabi has its campus on the island, and Reem Central Park gives residents a large green space to walk, run and cycle. Bridges connect Al Reem to Al Maryah Island, the capital's financial district, and to downtown Abu Dhabi, so most commutes into the city are short.
What sets the island apart for buyers is the mix of affordability and proximity. Prices are generally lower than Saadiyat Island or the prime corniche areas, but residents are only a few minutes from the business district. The mangrove-facing edge of the island, where Radisson Residences sits, is the quieter side, with a stronger focus on nature and waterfront living than the dense tower clusters closer to the bridges. Al Reem is also freehold for all nationalities, which has made it one of Abu Dhabi's most active areas for international buyers.
