Saadiyat Lagoons is Aldar's nature-led villa community on Saadiyat Island, built around protected mangroves and designed with walkability, green space and sustainability at its core. It sits on part of a 6.2 million square metre land parcel Aldar acquired on the island, and its first phase of 207 villas launched in November 2022 at prices from AED 6.1 million.
The community sold out from the developer, and handovers of the first clusters began in 2026, so buyers today are looking at the resale market rather than off-plan releases. That changes the proposition. Instead of buying into a masterplan on paper, you can now see the villas, streets and mangrove setting in person, with resale prices well above the original launch level.

Saadiyat Lagoons sits on the island's eastern side, bordered by protected mangroves, yet it's still close to the Cultural District, the beaches and central Abu Dhabi. That combination of a quiet, green setting with quick access to the city is the community's main location advantage.

Drive times are approximate and vary with traffic. Families have schools inside the community's plan as well as established options nearby, including Cranleigh Abu Dhabi, Repton School Abu Dhabi and Lycée Français Théodore Monod.
Villa Types, Layouts and Sizes
All villas at Saadiyat Lagoons are four bedrooms or larger, each with a maid's room and parking for three cars. Buyers at launch could choose between cool and warm colour schemes, standard or premium finishes, and roof styles from minimalist to pitched. An optional private garden pod could be added as a majlis, guest suite, gym or home office.

Resale prices vary by cluster, plot position, finish level and whether a garden pod was added. Mangrove-facing and corner plots typically sit at the top of the range.
Handover Status and Buying Today
Construction began in 2023, and Aldar brought parts of the delivery schedule forward. The first clusters, including Al Ghaf and Ethir, have been handing over from Q2 2026, while other clusters such as Al Sidr are expected to follow into 2027. Buyers should confirm the handover status of the specific villa they're considering, since a completed villa and one still under construction come with different payment and financing arrangements.

Saadiyat Lagoons is a good example of how early off-plan buyers on Saadiyat have fared. Launch prices started at AED 6.1 million in 2022, and resale guides in August 2026 put four-bedroom villas at around AED 8.25 million, with larger villas higher still.
Price growth so far: Resale guides sit roughly 20% to 35% above the original launch pricing, depending on villa type, though market reports disagree on the most recent year's direction.
Rental demand: Estimated annual rents for villas in the community are around AED 514,000 for four bedrooms, AED 669,000 for five and AED 914,000 for six, based on current market estimates.
Completion: With handovers under way, buyers can inspect the product and, for completed villas, start earning rent immediately.
Golden Visa: Every villa is priced well above the AED 2 million minimum for the UAE's 10-year property investor Golden Visa, subject to nationality eligibility for the specific unit.

About Aldar Properties
Aldar Properties is Abu Dhabi's largest listed real estate developer and the company behind many of the capital's biggest communities, from Yas Island and Al Raha Beach to Al Reem Island and Saadiyat Island. About Saadiyat Island
Saadiyat Island is Abu Dhabi's premier cultural and beachfront address. The Saadiyat Cultural District holds the Louvre Abu Dhabi, the Zayed National Museum, teamLab Phenomena Abu Dhabi and the Natural History Museum Abu Dhabi, with the Guggenheim Abu Dhabi scheduled to open on 11 December 2026.
The island is also known for Saadiyat Beach, the Saadiyat Beach Golf Club, five-star resorts, Saadiyat Grove retail and the Mamsha Al Saadiyat beachfront promenade. Education is a big draw for families, with Cranleigh Abu Dhabi, Repton School Abu Dhabi, Lycée Français Théodore Monod and NYU Abu Dhabi all on or near the island.
The eastern side of Saadiyat, where Saadiyat Lagoons is located, is greener and quieter than the beachfront and museum areas, shaped by protected mangroves. That gives residents a calmer, more natural setting while keeping the Cultural District, beaches and central Abu Dhabi within about 5 to 15 minutes. With limited land and continued investment in culture and infrastructure, Saadiyat remains one of the most sought-after places to own a villa in the UAE.
