Sei Saadiyat is Aldar's new wellness-led residential community in the Saadiyat Cultural District, the part of Saadiyat Island that holds the Louvre Abu Dhabi, the Zayed National Museum, teamLab Phenomena and the Guggenheim Abu Dhabi. The full development will have 778 homes across six residential buildings. The first phase, released for sale on 16 September 2026, covers 265 homes in two of those buildings.
The name gives away the idea. Sei means stillness and calm in Japanese, and the whole project is designed around that: natural materials, a Zen garden with a serenity pool, hot and cold pools, yoga decks and a specialist health clinic. It's also the first time Aldar has brought loft-style homes into its residential portfolio, with double-height layouts and elevated bedrooms that you won't find in most Abu Dhabi apartment launches.

Location and Connectivity
The Saadiyat Cultural District sits at the southwestern end of Saadiyat Island, closest to the bridge that connects the island to central Abu Dhabi. That position is a real advantage. Residents are on the island most associated with beaches and museums, but still only a short drive from the Corniche, Al Reem Island and the city's business areas.

Drive times are approximate and will vary with traffic and route. Saadiyat's beaches, the Saadiyat Beach Golf Club and schools on the island, including Cranleigh Abu Dhabi, are also a short drive from the Cultural District.

The design brief is minimalism without coldness. Interiors use stone, wood and textured plaster, chosen partly for their natural variations, so spaces feel calm but still have some warmth and character. It's a deliberate contrast to the glossy, marble-heavy look that dominates many luxury launches in the UAE.
That design choice also fits the location. The Cultural District is defined by architecture from names like Jean Nouvel, Frank Gehry and Foster + Partners, and a quieter, material-led residential design sits more comfortably next to those buildings than a flashy tower would.
