Al Alia sits on Ajman's inland side, close to Sheikh Mohammed Bin Zayed Road (E311), one of the main north-south highways in the country. That road access matters here. Tiger Downtown Ajman is planned on a large scale, with a total built-up area of about 4.27 million sq m, around 3.39 million sq m of that residential and about 77,000 sq m of retail. The lagoon alone covers roughly 13,800 sq m, and the community has around 2.2 km of external jogging paths and 900 m of internal ones.
The first phase is the Orchid Towers cluster, a group of six towers arranged in three pairs. Tower A belongs to the first pair, with around 15 floors, while the later pairs rise to around 18 and 21 floors. The lower height of the A towers gives residents a closer relationship with the lagoon and podium level, compared with the taller buildings further back.
